Porthole Cottage Terms and Conditions

  1. Arrival and departure: Cottage bookings during the Summer season are from Saturday to Saturday. Short breaks have flexible arrival and departure dates. To enable us to prepare the cottage for your stay we ask that you arrive after 3-00pm and leave no later than 10-00am on your departure date.
  2. The cottageis strictly no smoking and pets are not permitted.
  3. Carsmay be parked on the unrestricted road during your stay and may only be parked down the drive for unloading & loading purposes on the first & last day of your stay.
  4. Booking and payment:Payment can only be accepted in pounds sterling either by credit/debit card, by cheque or bank transfer. Bookings are carried out by a Booking Agent whereby a deposit of 33% of the total cost is required upon booking. The balance is due 45 days prior to the holiday arrival date, however if the balance is not paid on time, we reserve the right to cancel the booking. When a reservation is made less than 45 days prior to arrival, the full price is payable on booking and is non- refundable.
  5. Occupancy:The number of visitors staying at Porthole Cottage is limited to 4 persons including toddlers/babies. The property can only be occupied by the persons named on the booking form or as otherwise agreed by prior notice. The visitor and their party must agree to vacate the property by 10-00am and to leave the cottage in a clean and tidy condition.
  6. Cancellation:If you wish to cancel your booking for whatever reason please inform us as soon as possible. Refunds will be given on Cancellations that are more than 45 days notice prior to the arrival date, less the processing fee.We would strongly recommend Insurance against Cancellation is taken out at time of booking.
  7. Booking alterations: If for reasons beyond our control, the owners have to cancel the booking, all monies paid will be refunded to the guest. Where possible, alternative dates may be offered however we regret we would not be able to pay any compensation or expenses that may incur as a result of any such cancellation or change.
  8. Security:The doors must be locked and windows closed when the property is unoccupied and we also ask that all doors and windows are closed when raining. There is a replacement fee of £8-00 for keys that have been lost.
  9. Personal Property:We cannot accept responsibility for the loss of your property, for your personal injury or damage to your vehicle.
  10. Damage: We would ask that you leave the cottage as you found it. Please notify us of any damage to the Cottage or loss that has occurred during your stay. We reserve the right to charge for any loss/ damage.
  11. Towels provided are not to be used as Beach towels and not to be hung over the balcony rails.
  12. Behaviour:The visitor and their party must comply with these Terms and conditions as well as the regulations displayed in the cottage. Where there is a breach of the Terms and conditions by the visitors, the owners have the right to ask the visitors to leave the property with immediate effect. No refunds would be considered.
  13. Parties not permitted. Guests may invite a small number of friends to the Cottage but no more than 4 people at any one time.
  14. Complaints: Should you need to notify us of any shortcomings/complaints, please contact us as soon as possible so we can assess what action needs to be taken.
  15. Right of Access:The owners reserve the right to access the cottage during your stay. This would only be at reasonable times and with prior notice to the guest, except in emergency circumstances.
  16. Loud Music:Occasionally music can be heard from Butlins Holiday Resort. Whilst this can be annoying for the guest, unfortunately it is beyond the Owners control and no compensation will be considered.
  17. Force Majeure:Compensation is not payable by the owners to the guests for circumstances amounting to “force majeure” which include; the destruction or damage of the property through fire, flood ,fallen trees,  land subsidence, explosion, storm or other weather conditions, break in, vandalism or other criminal damage or similar event beyond our control. Such circumstances also include riots or civil strife, industrial action, natural disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
